Problems with DVDs created from AVI files

I usually use either DVD Flick or DVDStyler to create DVDs from AVI files. Ever since I’ve been doing this, I’ve experienced 2 specific issues:

(1) Whenever I am watching the DVD and there is any scene involving loud noise, such as blasting or crashing, the scene will go into very slow motion, as if the DVD is about to freeze, but when that scene is done, it goes back to normal. This also happens when there are scene transitions, such as where there is a fade out to black for a commercial or where the movie is about to begin. To come out of the blackness, it skips a bit and goes into the scene very slowly. Why does this happen?

(2) Only with portable DVD players, the audio is not synced with the video. But when playing the DVDs on standalone players, the syncing is fine.

Thanks for your help.
